Nearly every property we source for clients needs some renovation work. Since we have a duty of care to our clients, we have put together an efficient renovations process with our preferred contractors.
- As a property draws to sales completion, if a client needs help with renovations, we will ask a suitable contractor to visit the property.
- The contractor will photograph and video the property with a view to doing an assessment
- we have a call with the contractor and record a video talking through all of the work which needs doing.
- We then transcribe all of the tasks onto a spreadsheet
- Our preferred contractor does detailed estimate costs for all items on the list.
- We then have a dialogue with our client to prioritise most important works.
- Our estimate spreadsheet is adapted and adjusted
- When the client is happy with the estimate, it signed off
- All parties digitally sign a contract which comprises of
- Building works contract
- Precontract project management contract
- Copy of the agreed estimate
- Client typically pays a deposit, which varies depending on contract size and agreement with the contractor.

When the estimate is finally agreed upon by the client, contractor and ourselves, we send out a building works contract. It’s based on the Federation of Master builders Small Works building contract. We chose this because it is written in plain English and is fair for both client and contractor. We’ve also incorporated a section covering precontract management which covers all of the preliminary aspects of the contract including estimations and general planning.
